COVID-19 TENANT UPDATE

The following message contains important information for Tenants as it regards to rent payments and access to properties that may be on the market for rent while still occupied or properties for which there is a maintenance request in place.

The outbreak of the Coronavirus (COVID-19) pandemic is affecting the lives of all Americans and throughout the world, in very unexpected ways, not just health-wise. One of the areas most impacted is employment. Therefore, Lee S. Halyard & Associates, Realtors® is taking action to ensure our tenants are properly informed with regards to the options available to them should they incur a loss of income due to corporate closures or a change in the amount of hours worked. Additionally, the company is taking proactive steps to ensure the safety of our agents, vendors and tenants alike.

REGARDING RENT PAYMENTS

  1. If you have suffered a job loss, or a pay adjustment has been or will be made to your income or if you are aware that there will be a substantial loss of or change in your income due to the COVID-19 pandemic, and you are unable to pay rent, you must contact us as soon as possible *ASAP* to inform us of your situation and discuss alternative payment arrangements that may be available to you. Unless we hear from you, we will not know that you may need assistance during these unprecedented times.
    1. Please note:
      1. If you are unable to pay your rent, you must show proof of loss of income in order to have late fees waived.
      2. We are not offering a deferment program at this time
      3. Partial payments of no less than fifty (50%) percent of the total rent due, will be considered in a case by case basis one month at a time.
  2. The government has expanded unemployment programs to assist individuals who are facing unemployment due to the pandemic. One of the ways the government is helping Americans is by providing funds which may be used for rent. Please remember that the owner of your property still has a mortgage payment to make, therefore, we encourage you to find out which options are available to you as far as getting financial help and take care of those opportunities. 
  3. If you are not facing a COVID-19 related hardship and your job and income have not been or will not be compromised, please continue to pay your rent as usual.
  4. All rent payments must be made online via the Tenant Portal!

 

REGARDING SOCIAL DISTANCING AND ENTRY

In order to safeguard the safety of our agents and vendors, Lee S. Halyard & Associates is implementing the following policy effective immediately:

If a tenant has been outside of the country within the past ninety (90) days OR if a tenant has a guest visiting from a different country, you are required to disclose to the company prior to anyone from our office or any vendor entering the property. This information is confidential and must only be disclosed via telephone. Please contact either LEE at 757-472-5772 or OLGA at 757-478-6477

 

  • Showings – ALL SHOWINGS OF OCCUPIED PROPERTIES CURRENTLY MARKETED FOR RENT ARE CANCELLED

 

  • Maintenance Requests – currently service requests are being handled in a case by case basis, with priority given to plumbing, HVAC and appliances.

 

  • Entry – While we are not able to control the specific measures that vendors are taking n order to protect themselves and others, IF an agent from Lee S. Halyard & Associates must enter the property, they will be required to wear masks and gloves.
